Why is my basement leaking?

Water can enter into your home for many reasons. When rain falls and drains below the soil, this creates an increased water table and significant hydrostatic pressure against the foundation. Cracks then develop within the walls and floors, giving water a place to enter into your home.

Gutters that are too close to your foundation also play a factor as this allows for pools of water to build up. This further increases hydrostatic pressure against your foundation.

Corners that are not properly sealed can be another area of concern. Unsealed corners can allow water to seep in from under the footing through cove joints.

It may be unexpected, but periods of extreme drought can also cause waterproofing issues. Extreme heat and lack of rain causes soil surrounding your home to shrink up and leave large gaps, ultimately leaving your foundation unsupported and vulnerable. When rain finally does come, the gaps that were formed allow water to reach the foundation quickly and create significant pressure against it. This can cause cracks to form and water to seep through to the inside of your basement.

All of these problems lead directly back to the ultimate issue: hydrostatic pressure. Many waterproofing contractors do not relieve pressure against foundation walls, only providing cheap, temporary fixes. If hydrostatic pressure is not addressed and reduced, it will continue to build up and cause further foundation problems. Often, a cheap, temporary solution can cause high-cost problems down the road.
